How to Access Sold Data in Edmonton and Calgary

Why Sweetly Offers Free Access to Sold Data

Sweetly is the first real estate brokerage throughout Alberta to offer free access to sold data on our website. Learn more about why we believe data availability is important to consumers.

At Sweetly, we believe that the real estate industry should be doing more to offer convenient, innovative services to Canadian consumers. Instead of relying on unregulated third-party websites or hiring a REALTOR® for individual access to sold data, our brokerage now provides a free-to-use portal for viewing property sold data across Alberta.

Our data is provided directly from The REALTORS® Association of Edmonton and Pillar 9 (Calgary and the rest of Alberta) providing the fastest/most reliable feed.

How do you access Sweetly’s free sold data?

To access the sold data portal, simply visit our sold data page and register for an account by clicking any home that you would like to see sold information for. As a fully-licensed real estate brokerage, Sweetly is obligated by regional professional standards to request contact information to view sold data. Once you’ve established an account, use the ‘Map’ or ‘List’ views to see properties that have recently sold in an area.

These sold listings will provide the number of bedrooms and bathrooms, as well as the overall square footage, for you to use in your market comparisons. To search for a specific type of home, use the ‘Filters’ function to select property type, price range, parking, square footage, and number of beds and baths. You can also set up an automatic email alert when new matches become available. These features are all also available when searching homes for sale.

Benefits of doing your own sold data research

Doing property data searches on your own timeline is a great way to slowly ease into the listing process. Before you’re even prepared to talk to a real estate agent, you can be aware of your home’s approximate market value and decide on a range of acceptable listing prices. If you’re thinking of buying in an area, sold data can also help give you an idea of the type of homes available in your budget range.

Curious to see what the house down the street sold for? Keeping up to date with local sold data can be helpful to gauge the best time to sell your own home. Using Sweetly’s free sold data, you can set up email alerts for recent home sales in a given area and stay up-to-date on market trends. When you’re ready to list, you’ll be prepared with comparisons to accurately price your home.

How to find real estate comps

Before you sell your home, it’s important to collect data on recently-sold properties in your area with similar features to the one you’d like to sell. These will be your market comparables, or ‘comps’. Similar features should include the number of beds and baths, square footage, lot size, and garage or parking space. A 90-day timeframe will be most accurate, while a 3-month or 6-month timeframe will also give you decent results.

Once you’re ready to put together a list of comps, use Sweetly’s sold data map to search for properties in your neighbourhood, or areas with similar characteristics. Start with a restrictive search for near-identical properties, then expand to a wider range when you run out of results. Make a note of any major differences between your home and its comps and how these differences appear to affect the property’s sold price.

Real estate comps will be useful for pricing your home to sell as efficiently as possible. They can also be helpful for establishing your budget for buying a new home. At Sweetly, we believe consumers should be well-informed with access to all the tools available, which is why we’re the first real estate brokerage in Alberta to offer free access to real estate sold data.
