We’ve selected the best ones for families with varying budgets including all the details you need to know.

$400,000 – $500,000 price range

Silverwood Heights ($426,467)

Silver Heights is a quiet residential neighbourhood that offers a variety of schools, parks and skating rinks.

Families can enjoy over 75 acres of parkland in Silverwood Heights. With downtown only 15 minutes away by car, people can achieve a balance of city and suburban living. Silver Heights has two convenience stores that offer all the essentials and a large community mall with over 100 food shops, hair salons, fashion stores and more. 

There are five schools within easy reach of Saskatoon, including Brownell School, Marion M. Graham Collegiate, Silverwood Heights School, St. Angela Elementary School, and École Sister O’Brien School.

Silverspring (highest price $499,900)

Located in the northeast of Saskatoon, Silverspring is one of few communities in the world that has a Natural Grassland. The Saskatoon Natural Grasslands is a 34-acre ecosystem with grasses, plants, insects, and animals and is home to 300+ different plants and animals.

The numerous playgrounds, baseball, soccer facilities and outdoor ice rink make it an active place to raise a family.

Whilst there are no amenities in Silverspring, shopping is available in nearby Preston Crossing.

Two elementary schools – Mother Teresa School and Silverspring School are both located at the west edge of Silverspring Park. High school children can attend either Centennial Collegiate or Saint Joseph which are located nearby in neighbouring University Heights.

Evergreen (average price $414,213)

Evergreen is one of Saskatoon’s newest neighbourhoods on the east side of the river. It’s surrounded by nature and all the amenities that families could need.

There is an extensive park and looping trail system where you can take a leisurely stroll or a jog. Restaurants, grocery stores, gas bars, liquor store and medical services are all located just a short walk or bike ride away.

There are two highly rated schools in Evergreen, both within easy reach.

River Heights (average price $518,675)

Located along the west banks of the South Saskatchewan River, River Heights is a popular, thriving family neighbourhood with an abundance of public parks and open spaces to enjoy.

Situated close to amenities, families will have easy access to schools, churches, library, parks, fitness facilities, civic centre and lots of shops.

There are two public schools in River Heights with a B+ rating.

Lakeridge (highest price $579,900)

Part of the Lakewood Suburban Development Area, Lakeridge has a population of approximately 4,000 residents. Most homes in Lakeridge are single-detached homes, situated on streets named after Saskatchewan lakes.

There are several recreational amenities including walking trails, playgrounds, baseball diamonds, a soccer field, a tennis court, and an outdoor skating rink. The Greenbyre Golf and Country club is also located to the South of Lakeridge.

There are two public schools in Lakeridge with test score results that meet the national average.

Hampton Village (average price $500,000)

Hampton Village life revolves around the Village Centre, a landscaped area for community gatherings, shops, services, and amenities for residential living.

Walking trails and bike paths are situated around the Village Centre, allowing residents to enjoy being outside and meet their neighbours.

Briarwood (average price $686,760)

Briarwood is a safe, family friendly neighbourhood that provides residents with various amenities such as baseball, basketball, and soccer facilities. There is also a park with well-kept playgrounds, generous lawn spaces, a children’s water park and paved pathways.

The 8th Street business district and Lakewood Suburban Centre are close by for amenities.

The closest schools can be found in Lakeridge, Roland Michner or Wildwood, which are a short bus journey away.

Kensington (highest price $ 609,900)

If you’re looking for a vibrant neighbourhood that offers a modern lifestyle, Kensington could be the perfect location for your family. There are different styles of homes to choose from such as townhouses, condominiums, and contemporary apartments.
